Waterfront homes come in a range of prices, with some real buys right now

Waterfront property is everyone's dream. And, believe it or not, it's not out of reach — at least not all of it. • While a house on the Gulf of Mexico may be only for the seven-figure rich, there are many other bodies of water to live on — bays, lakes, rivers and even ponds — in every price range.

The smaller the body of water, the lower the price of the houses around it — usually. Inland harbors attract owners of yachts and big sailboats who want some protection for their boats.

David and Jane Anne Knowlton are two of the lucky ones. They live in one of the original houses on Snell Isle Harbor in St. Petersburg. The 5,779-square-foot Frank Lloyd Wright-inspired estate at 411 Cordova Blvd. NE is David Knowlton's family home. He lived in it when he was 12. It's on the market for $3.3 million.

"There's something soothing about being on the water," he said, looking out over the deep sailboat waters behind the home. "There's only so much waterfront property. You can't replace it."

Alona Dishy, a top seller of high-end waterfront properties with Realty Executives in St. Petersburg, said now is the time to buy. "Prices are well below what they were five years ago," she said. "There's a scarcity of waterfront properties, especially in the high end."

Waterfront sales are also brisk in Tampa, said Jeanne Wolfe, a broker with Smith & Associates who sells many of the waterfront homes available on Davis Islands.

"The Hillsborough and Pinellas areas are fortunate and relatively unique. Waterfront homes situated in an urban environment are a scarce commodity. We are blessed with lovely neighborhoods with water access; many large metropolitan areas located on the water do not have individual homes directly on the water," Wolfe said.

She said that even though the demand is always there, short sales and foreclosures have made the Hillsborough waterfront more affordable than ever.

There are deals in Manatee County, too. A buyer looking on Longboat Key can find everything from a turnkey villa on a deepwater marina for $179,000 to a beachfront estate for $11.5 million.
