Tarpon Springs okays new townhome development

TARPON SPRINGS — City commissioners on Tuesday approved the first phase of Cypress Trails, a development of 95 townhomes just east of U.S. 19.

Karen Lemmons, economic development manager, estimates that the project would generate $103,500 in yearly property tax revenue and one-time development fees of nearly $800,000.

Phase 1 includes the construction of 38 homes. The developer, Lindiakos Properties, has not reported property prices to the city, but Lemmons said homes in similar developments have previously been listed in the $200,000 range.

The site will sit on roughly 16 acres nestled between the Tarpon Glen Mobile Home Park and Cycadia Cemetery.

The city and Lindiakos did not previously agree on the project's storm water design. In a January commission meeting, a city consultant said that the current storm water plans were not designed to hold the full capacity of the development, potentially impacting drainage in that area. Developers said that the design's capacity was four times larger than what was needed.

But in Tuesday's meeting, planning and zoning director Steve Careccia said the city and Lindiakos addressed the storm water issues and decided to move forward with Phase 1 while an agreement addressing storm water improvements for Phase 2 is developed.

"We've addressed the issues that were before us," said Dr. William Konrad, agent for Lindiakos, "and I think we're now ready to proceed with Phase 1."
