Affordable homes development started

Work has started on a new subdivision of affordable homes in St. Petersburg. Sawgrass Estates, at 77th Avenue and 18th Way N, will have 31 homes with three or four bedrooms, two baths and a two-car garage. The first homes should be ready for occupancy in February, said developer Jeff Hoyt of Hoyt Homes, the builder and developer.

The homes will range in price from about $80,000 to about $110,000, Hoyt said. Twenty percent of the homes will be priced for buyers who earn 80 percent of the city's median income; the remaining 80 percent will be priced for those who earn 120 percent of the median income, which is $36,400 for a family of four. The idea, Hoyt said, is to "get a mix of incomes," Hoyt said.

The 9.6-acre site was originally owned by People's Gas, which gave it to the state, which turned it over to the city with the proviso that it be used for affordable housing, Hoyt said.

There will be four models, and the homes are designed "to be in tune with what's around them," Hoyt said: a minimum of 1,300 square feet, masonry construction, self-cleaning oven, disposal, dishwasher, natural gas. The neighborhood is near Sawgrass Lake Park and Fossil Park, Gateway Mall, and schools.

More homes slated for Safety Harbor

In Safety Harbor, Towermarc Corp. has announced plans for 76 homes on McMullen-Booth Road just south of Main Street. The 42-acre site includes a five-acre lake. Inland Homes and Huntington Homes are the builders, and the homes will be priced from the low $200,000s to more than $300,000. Groundbreaking is scheduled for Nov. 1. Designer wins two first-place awards

Steve Hill, chief designer at Florida Design Communities, won two first-place awards from the Florida Residential Designers Association for his Egret and Hawthorne designs at Walden Lake Polo and Country Club. The models were honored in the Builder's Model category. The Egret has 4,000 square feet, a personal fitness center and cabana with outdoor kitchen. The Hawthorne has 2,399 square feet, four bedrooms, and garden tub and walk-in shower in the master suite.

Association wins education award

The Greater Clearwater Association of Realtors won the Education Award from the Florida Association of Realtors. The award honors the association with the highest quality and most diverse educational programs. The Clearwater association's programs include post-licensing and continuing education courses, financial analysis courses for commercial agents, legal updates, professional standards and tax-law changes.

Meadow Pointe tour

Oct. 29 from 11 a.m. to 4 p.m., five builders at the community of Meadow Pointe in Pasco County will sponsor "New Tampa's 1995 Tour of New Homes." Twelve models will be on display, built by Atlantic Homes, Inland Homes, Lennar Homes, Mercedes Homes and Suarez Housing. There will be free snow cones and popcorn, clowns, a moonwalk and a dunk tank. Proceeds from the sale of food by Outback Steakhouse will benefit Metropolitan Ministries. From I-275, take Bearss Avenue east to Bruce B. Downs Boulevard, then go north seven miles; or take I-75 north to Exit 56, then go north four miles. Meadow Pointe is a master-planned, 1,800-acre community just north of the Hillsborough County line in an area developers are calling "New Tampa."

Sales agent honored

Mena Reyes, a sales agent with Bobby Byrd Real Estate in Countryside, was one of nine Hillsborough women honored Oct. 14 by Tampa Hispanic Heritage for their accomplishments and contributions to the Hispanic community. Reyes was honored in the business category. Reyes was both listing and selling agent of the year for her office in both 1992 and 1993.

Villa models in Trinity

Nohl Crest Homes has moved into Trinity, the master-planned community on Mitchell Boulevard in southwest Pasco, where it is building two villa models in Peachtree, an enclave of 48 homesites in Fox Hollow West at Trinity. Models are expected to open in mid-December.

The models are the Bally Bunnion with 1,826 square feet, two bedrooms and den or third bedroom, two baths and a two-car garage, priced at $135,900. The Beau Clerc model has 1,872 square feet, three bedrooms, two baths and a two-car garage, priced at $139,900.

Nohl Crest also plans to build single-family homes in Trinity Oaks and elsewhere in Fox Hollow Westwithin Trinity. Eventually the community will have 4,200 single-family and 900 multi-family homes. More information: Nohl Crest at 376-0066, or Trinity at 372-7287,both in Pasco.

Home sellers' seminars

SunBank will hold three free seminars next week for home sellers. Host Chuck Frenz will talk about selling for the highest price in the shortest time and attracting qualified buyers.
