The following petitions were heard by zoning hearing master Martin H. Smith earlier this month:
TOWN 'N COUNTRY: Smith endorsed Burcaw & Associates' plan to add 5,771 square feet of office space to a 40-acre mixed-use planned development at Pinehurst and Grove circles. The proposed project will also include 174 homes on 24 acres, 145 apartment units on 10 acres, the office showroom on 1.74 acres and a bank on 2.7 acres. County staff and the Planning Commission also approved of the plan. (Petition 00-1315)
TOWN 'N COUNTRY: Waterford Construction and Development wants to build three one-story office buildings, totaling 8,370 square feet of floor space, on a .89-acre site at the southeast corner of Beasly Road and Waters Avenue. Each building, valued between $250,000 and $350,000, will be owned by individual businesses. Occupants will be required to operate on weekdays only and must adhere to deed restrictions. Smith, along with county staff and the Planning Commission, recommended approval of the project. (Petition 00-1318)
CITRUS PARK: Smith endorsed GHG Development's request for a rezoning that would permit an apartment complex on 60 acres of vacant land on the east side of Sheldon Road, near the intersection of Westwind Drive. County staff and the Planning Commission also recommended approval of the petition. (Petition 01-0016)
CARROLLWOOD: Smith recommended denial of Independent Day School's rezoning request that would allow for a 2,500-square-foot building on a 1.47-acre parcel between two homes on Orange Grove Drive. County staff endorsed the project with specific conditions. But the Planning Commission recommended denial of the request, stating that the plan "would be incompatible with the immediately adjacent single-family uses." (Petition 00-1370)
