A zoning hearing master is scheduled to hear the following petitions this week:
TOWN 'N COUNTRY: The Babcock Co. and Cornerstone Communities want to develop a commercial and office center on 31 acres at both the northeast and northwest corners of Linebaugh Avenue and Wilsky Boulevard. The plan calls for nearly 320,000 square feet for office/warehouse/showroom space, 10,000 square feet of office space, 5,000 square feet for commercial neighborhood uses, and 5,000 square feet of retail space. The parcel is zoned for agricultural uses. County staff and the Planning Commission approve of the plan. (Petition 01-0306)
LUTZ: IRT Capital Corp. is seeking to add 5,000 square feet of floor space to the Publix shopping plaza planned for the southwest corner of Lutz-Lake Fern Road and Merry Lane. The development is now approved for 63,000 square feet. County staff and the Planning Commission endorse the proposal. (Petition 01-0490)
LUTZ: Busch Junction Enterprises wants to rezone a .67-acre parcel at the northwest corner of Monet Drive and Bearss Avenue. The proposed development would include 7,200 square feet of floor space for business offices and specialty retail stores. County staff and the Planning Commission recommend approval of the project. (Petition 01-0353)
LUTZ: Burcaw & Associates is proposing to develop 18 homes on 9.35 acres at the northeast corner of Hanna Road and Blindpond Avenue. The vacant site is now zoned for agricultural uses. County staffers and the Planning Commission have endorsed the project. (Petition 01-0722)
UNIVERSITY NORTH: Jerry Nebel, the owner of 26 acres on the west side of Florida Avenue near 145th Street, seeks to combine three parcels into one zoning designation. Rose Lakes Estates Mobile Home Park, a 213-resident adult community, now occupies 23.6 acres of the property. The remaining land would be used for up to 29,000 square feet of floor space for commercial uses. County staff and the Planning Commission approve of the proposal. (Petition 01-0714)
UPPER TAMPA BAY: Roger and Lila Kumar are seeking a rezoning that would allow 26 homes on nearly 30 acres on Race Track Road, south of Hillsborough Avenue. According to county staffers, the project would be "less intense than the development potential embodied in the Future Land Use designation ... which allows up to 118 homes." Both county staff and the Planning Commission approve of the plan. (Petition 01-0351)

LUTZ: Waterford Construction & Development won approval to construct a 25,250-square-foot office park on nearly 3 acres on N Dale Mabry Highway, south of Cheval Boulevard. (Petition 01-0352)
LUTZ: Commissioners rejected Woodshed Partners' proposal for a 129-home subdivision on 186 acres on Newberger Road. Woodshed was seeking to rezone the land to planned development. (Petition 01-0412)
LUTZ: Sico Inc. may proceed with plans to add nearly 6 acres and 25 homes to the northern portion of the Avila community. (Petition 01-0489)

Hearings of county zoning hearing masters and land use hearing officers and land use meetings of the County Commission are held on the second floor of the County Center, 601 E Kennedy Blvd.
