Parkview asks for Andover increase

CARROLLWOOD: A Clearwater development company has big plans for a Carrollwood community.

Parkview Homes, which builds homes and apartments throughout Florida and Ohio, wants to add 45 homes to the existing Andover subdivision off Nixon Road, north of Linebaugh Avenue.

The 25-acre extention, the application says, would include 5,000- to 6,000-square-foot lots with homes comparable in style to those in original Andover.

Parkview plans to begin the expansion within six months of county approval. A zoning hearing master is scheduled to hear about the project Feb. 3. (Petition 03-0111)

CITRUS PARK: A 44-home subdivision is proposed for property near Westfield Shoppingtown Citrus Park.

The owner of the 16-acre site at the southeast corner of Gant and Cain roads wants the county to allow up to nine homes per acre on the property north of Gunn Highway and east of the Veterans Expressway.

A zoning hearing master is scheduled to hear the application Jan. 13. (Petition 03-0116)

UPPER TAMPA BAY: Monroe Prestige Group wants to modify the setback and buffering requirements on a 126-acre commercial and manufacturing development approved for the east side of Race Track Road, north of Hillsborough Avenue.

The company is seeking to reduce setbacks and buffer area along the project's northern boundary, as well as the buffering along Race Track Road. (Petition 03-0118)

County commissioners approved the following applications at Tuesday's land-use hearing:

LUTZ: Seal Swim School will build a 7,000-square-foot swim school facility on the east side of N Dale Mabry Hwy, southwest of Holly Lane. The 1.5-acre undeveloped site will include a swimming pool, changing area and administrative office. (Petition 02-0764)

NORTHDALE: The board unanimously approved a request to develop a private school adjacent to Northdale Evangelical Lutheran Church on Mapledale Boulevard. The 18-year-old church is planning for a 7,956-square-foot school serving up to 100 students in kindergarten through eight grade. (Petition 02-1371)

ODESSA: Jon Tileston got the go-ahead to move his Carrollwood law office to a .82-acre site at the northwest corner of Gunn Highway and Donna Lu Drive. The property is now occupied by a home and a duplex, which will be converted into Tileston Properties. (Petition 02-1045)

UPPER TAMPA BAY: Commissioners approved a request to increase the floor space and height of an industrial office development planned for the north side of Hillsborough Avenue, west of Double Branch Road. (Petition 02-1306)

CARROLLWOOD: Mobley Homes may reduce the rear yard setbacks for several homes within a 41-acre subdivision under construction on Rawls and Hutchison roads. (Petition 02-1368)

ODESSA: Commissioners amended a development condition that will allow Beazer homes to keep an existing buffer wall surrounding the Lake Leta Trace subdivision. The wall, which fronts Hutchison Road, was built too close to the right-of-way. (Petition 02-1411)

A zoning hearing master is scheduled to hear the following requests this week:

TOWN 'N COUNTRY: Zoning officials are endorsing an application to develop up to 24 townhomes on 2 acres off Sheldon Road, south of Waters Avenue. The property is now zoned for single-family homes. A ZHM will hear the petition Monday. (Petition 02-1419)

CITRUS PARK: A ZHM will also hear on Monday a request for home office uses on a 1.71-acre site on Gunn Highway, west of the Veterans Expressway. The applicant is also seeking approval to build a 11,000-square-foot retail center and 3,000-square-foot fast-food restaurant. (Petition 01-1518)

TOWN 'N COUNTRY: Adolfo Rubio is also scheduled on Monday to discuss plans for an office and warehouse development project on Linebaugh Avenue, west of Henderson Road. The application also asks for permission to build 17,500 square feet for office warehouse uses and 3,200 square feet for retail uses. (Petition 02-1314).

NORTHDALE: Plans for the Reserve at Lake LeClare, a 52-home subdivision proposed for the northwest corner of Wilcox and Lakeshore roads, will also go before a ZHM on Monday. The 18-acre parcel west of Northdale is now agriculturally zoned. (Petition 02-1274).

CARROLLWOOD: Avis Rent-A-Car is asking permission to operate a 1,084-square-foot rental car office in the Verizon Center plaza on N Dale Mabry Hwy, south of Floyd Road. Avis also plans to use 10 parking spaces in the lot for its rental cars. A ZHM will hear the proposal Tuesday. (Petition 02-1068)

CARROLLWOOD: Twenty townhomes are proposed for 4.85 acres north of Smitter Road and south of Bearss Avenue. The applicant had submitted a petition earlier this year to build a professional office park on the property, but changed the request after zoning staff said they could not support the application. The new proposal is expected to be heard on Tuesday. (Petition 02-1148)
